Buyers have options and are weighing them heavily. They are comparing property condition, how its been maintained and the overall value.

Another important note, more homes are coming back to market after being under contract, aka "deals falling through" are increasing.

Deferred maintenance and insurance surprises for buyer (lots of roof issues and rate hikes) are a HUGE part of the issue. So plan ahead!
